
Homeowners tend to think about mold in spring and summer, when humidity is obvious. But fall is when the conditions for a serious winter mold problem quietly get set up. Here's the checklist we give every Long Island client heading into the cold months.
1. Clean gutters and extend downspouts
Long Island's oak, maple, and pine trees drop enormous amounts of debris. Clogged gutters push water down siding and against the foundation — the number-one cause of basement moisture we see in the winter. Extend downspouts at least six feet from the foundation.
2. Inspect and reseal exterior penetrations
Walk the exterior and look for gaps around hose bibs, dryer vents, cable lines, and window frames. Fresh caulk before the first freeze prevents the freeze-thaw cracking that lets bulk water into wall cavities during winter storms.
3. Have the HVAC serviced
A fall tune-up should include coil cleaning, drain line flushing, and blower motor inspection. Systems that limp into the heating season with a dirty coil or clogged drain often produce a musty smell within weeks — and that smell is coming from active microbial growth on the system itself.
4. Set the winter humidity target
Aim for 35-45% indoor relative humidity through the heating season. Too dry and occupants suffer respiratory irritation; too humid and condensation forms on cold surfaces like exterior walls and window frames — the exact spots where wintertime mold appears.
5. Check the attic before the snow flies
Attic condensation is the hidden mold story of Long Island winters. Warm, moist air rises from the living space, hits cold roof sheathing, and condenses. If you have any doubt about your attic ventilation or air sealing, get it looked at before December.
6. Winterize the crawl space
Close foundation vents (if applicable), verify the vapor barrier is intact, and confirm any dehumidifier is draining properly. Frozen drain lines are a common failure point.
7. Schedule a seasonal inspection
A fall inspection catches the small problems — a slow leak under a sink, a suspicious spot behind the washer, condensation on ductwork — before winter turns them into major remediation projects.
